Full Home Renovations explained

What it is

A full home renovation is the refurbishment of most or all of a property: structural alterations, new kitchens and bathrooms, plastering, flooring, decorating, sometimes roofing and rendering, and a builders’ clean at the end. It can be a complete overhaul of a dated house, a remodel to change how the space works, or the refurbishment of a property you’ve just bought. VTR Developments runs these projects on a simple model: one team, all trades.

Who it’s for

Full renovations suit homeowners who have bought a property that needs work, families remodelling to make a house fit how they live, and landlords and investors refurbishing a property for rent or sale. It’s particularly valuable if you don’t have the time or experience to coordinate a dozen trades, building control and a structural engineer yourself.

When you need it

The right time is usually before you move in, or when several rooms need work at once. Renovating room by room over years means repeated disruption and work being undone: new decorating damaged by later rewiring, new floors lifted for plumbing. Doing it as one planned project lets each trade happen once, in the right order.

Why professional help matters

A whole-house project involves structural decisions, regulations and dozens of dependent tasks. Getting the sequence wrong costs time and money; getting the structure wrong is dangerous. For structural alterations and major remodels we work directly alongside building control officers and structural engineers, so the work meets regulatory standards. On site, every trade contractor has between 10 and 30 years of experience, with Gas Safe registered gas contractors and NICEIC or NAPIT registered electricians.

The cost of waiting

What happens if it’s left

Properties that need work don’t stay still. Damp spreads, roofs let in more water, old wiring and pipework get older, and small cracks become bigger repairs. Living in a half-finished house for years also takes its toll: rooms you can’t use, dust that never quite goes, and a list of jobs that never gets shorter.

Running a big renovation through separate contractors is where budgets usually go wrong. Each firm prices only their part, gaps appear between them, and nobody is responsible for the whole. Structural work done without engineers’ calculations or building control approval can cause serious problems when you sell, and may need to be opened up and redone.

Common mistakes we put right

  • Starting with the decorating before structural, electrical and plumbing work is finished.
  • Removing walls without a structural engineer’s calculations or building control sign-off.
  • Hiring the cheapest firm for each trade and ending up with nobody managing the whole project.
  • Not allowing for what’s found once walls and floors are opened up.
  • Living in the property during heavy works without planning which rooms stay usable.
  • Leaving the clean-up to the end and moving into a house full of plaster dust.

In detail

Types of full home renovations we carry out

Structural alterations and remodels

Knocking through between rooms, creating open-plan living, altering openings for doors and windows, or reconfiguring a layout all affect the structure of the building. These changes need calculations from a structural engineer and inspection by building control. We work directly with both so the work meets regulatory standards.

Refurbishing a property you’ve just bought

Many full renovations start with a purchase: a dated house with original kitchen and bathroom, tired plaster and worn floors. The most efficient approach is to do the heavy work before you move in. We plan the order so that structural work, services and plastering are done first, followed by kitchens, bathrooms, floors and decoration.

Every trade under one roof

Our team covers kitchens, bathrooms, plastering, rendering, roofing, flooring, painting and decorating, and after-build cleaning, with Gas Safe and NICEIC or NAPIT registered trades for gas and electrics. Having those trades under one project means fewer handovers, clearer responsibility and less chance of something being missed.

Inside and out

A full renovation isn’t only internal. Roof repairs and external rendering protect the work you’re doing inside, and improve how the property looks from the street. We can include external work in the same project so the house is sound as well as finished.

Owner-occupiers, landlords and investors

For homeowners the focus is usually on layout and finish. For landlords and investors, durability, compliance and turnaround time matter most. We discuss your goals for the property at the site visit so the work suits what happens next.

Planning guide

What to know before you start

Getting the order of works right

The single biggest factor in a smooth renovation is sequence. Structural work and anything that opens up walls and floors comes first. Then first-fix plumbing and electrics, followed by plastering. Kitchens and bathrooms are fitted next, then flooring, then decorating, and finally a builders’ clean. Doing it in this order means nothing is damaged by a later trade, and nothing has to be redone. Because every trade sits under one VTR project, we plan that sequence once and run it, rather than relying on separate firms to fit around each other.
