Roofing explained
What it is
Our roofing service covers roofing installations, repairs and maintenance. That can mean replacing slipped or broken tiles, repairing flashing and ridges, fixing leaks, maintaining an ageing roof or installing new roof coverings as part of a renovation.
Who it’s for
Roofing suits homeowners with a leak or visible damage, buyers whose survey has flagged roof issues, landlords maintaining rental properties and anyone carrying out a full renovation who wants the roof sound before finishing the inside.
When you need it
Signs you need a roofer include water stains on ceilings, damp in the loft, slipped or missing tiles, cracked mortar on ridges, damaged flashing around chimneys and sagging lines on the roof. After high winds it’s worth checking for visible damage from the ground.
Why professional help matters
Working at height is dangerous, and small roofing faults are easy to misdiagnose. A leak showing in one place can start somewhere else entirely. Experience matters: our trade contractors each have between 10 and 30 years in their trade.
From our projects

The cost of waiting
What happens if it’s left
A small roof leak soaks insulation, stains ceilings and rots timbers. Over time it can bring down plaster ceilings and damage the rooms below. Missing tiles let more wind under neighbouring tiles, so damage spreads with each storm.
Delaying roofing repairs often turns a repair into a replacement. Internal damage adds plastering, decorating and sometimes electrical work to the bill.
Common mistakes we put right
- Using sealant as a permanent fix for leaks.
- Repairing the visible damage without finding where water is actually getting in.
- Walking on roofs without proper access and safety precautions.
- Ignoring flashing and ridges, where many leaks start.
- Waiting until internal damage appears before calling a roofer.

In detail
Types of roofing we carry out
Roof repairs
Replacing slipped, cracked or missing tiles and slates, re-bedding ridges, and repairing damaged sections of roof covering.
Flashing, chimneys and valleys
Many leaks start where the roof meets something else: chimneys, walls, valleys and roof windows. These details need careful repair to stay watertight.
Roofing installations
Installing new roof coverings as part of a renovation or where repair is no longer practical.
Maintenance
Regular maintenance helps catch small issues before they become leaks, particularly on older roofs.
Roofing within a renovation
When renovating a whole property, getting the roof sound first protects all the internal work that follows.
Planning guide
What to know before you start
Finding the real source of a leak
Water travels. It can enter at a cracked ridge tile, run along a rafter or across the top of insulation and appear on a ceiling several metres away. That’s why fixing the spot where a stain appears often doesn’t solve the problem. We look at the roof covering, ridges, valleys, flashing around chimneys and walls, and the loft space where accessible, to trace where water is actually getting in before recommending a repair.
Chimneys, flashing and valleys
The places where a roof meets something else are where most leaks start. Lead or other flashing around chimneys and against walls can lift, crack or come away over time. Valleys, where two roof slopes meet, carry a large volume of water and can block with debris. Mortar on ridges and around chimneys weathers and loosens. Repairs to these details need care, because a small gap is enough to let water in during heavy rain.
Roof repair or replacement?
Many roofs can be kept sound for years with targeted repairs: replacing broken tiles, re-bedding ridges, renewing flashing. But there comes a point where repeated repairs cost more than they’re worth, particularly if the covering is widely deteriorated or the underlying felt or battens have failed. We’ll give you an honest view at the site visit of whether repair makes sense or whether an installation is the better long-term option.
Making good inside
Roof leaks often leave damage behind: stained or cracked ceilings, damp plaster and spoiled decoration. Once the roof is watertight, our plastering and decorating trades can make good the inside as part of the same project, so you don’t have to find and coordinate another firm to finish the job.
Roofing as part of a wider project
If you’re renovating a property, the roof should be sound before internal finishing begins. There’s little point fitting a new kitchen or decorating bedrooms under a roof that lets water in. In a full renovation, we plan roofing early in the sequence to protect everything that follows. Where rendering or external decorating is also needed, the work can be coordinated together.
Simple checks between visits
From the ground, look for slipped or missing tiles, gaps along the ridge, sagging lines in the roof and vegetation growing in gutters or valleys. Inside, check the loft after heavy rain for damp patches or daylight showing through. Spotting issues early keeps repairs smaller and stops water reaching ceilings below.
Roofing for landlords and buyers
Surveys on older properties often flag roofing issues: slipped tiles, worn flashing, failing ridges or signs of past leaks. If you’re buying, getting a roofer to look at those points early helps you understand what needs doing and plan for it. If you’re a landlord, keeping the roof sound is one of the simplest ways to avoid damage, tenant complaints and expensive internal repairs. We can look at the roof as part of a wider site visit so you have a clear view of everything the property needs.
Safe access for roofing work
Roofing means working at height, and access has to be suitable for the job and the property. That might be ladders for a small, low-level repair or other access arrangements for larger work. Planning access properly protects the people doing the work and your property, and is part of how we price and schedule each job.
What to expect during roofing work
Most roofing repairs are carried out from outside with little disruption inside the home. If loft access is needed to trace a leak or check timbers, we’ll let you know in advance. Debris is cleared from gutters, paths and gardens when the work is finished, and we’ll explain what was done and anything worth keeping an eye on.
